This course is designed to help participants understand and develop their pro forma writing skills by working through various project scenarios.


Throughout the course, participants will be introduced to the vocabulary, definitions, and key concepts, gaining a solid understanding of the fundamentals of pro formas, including their inputs and functions in real estate development.


This course begins with a general overview and walk-through of a typical pro forma, before delving deeper into the complexity of pro forma writing.


By completing this course, participants will gain a good understanding of pro forma writing and develop a better understanding of its links to the financial structure of real estate developments. Whether beginners or more advanced learners, participants will enhance their pro forma skills and improve their ability to analyze and evaluate the financial aspects of development projects. Throughout the course, participants will learn how to structure financing for different types of projects, understanding the unique requirements and considerations associated with each. Additionally, the course focuses on the art of pitching a project at each stage of the financing process. Participants will learn how to effectively communicate the value proposition of their project to lenders, investors, and other stakeholders. Throughout the course, participants will delve into the intricacies of various legal contracts relevant to real estate development. They will gain insights into consulting contracts, agreements with municipalities, and other crucial legal agreements that form the foundation of successful development projects. Participants will learn how to effectively negotiate and draft these contracts, ensuring their projects are legally sound and well-protected.


The course also explores the management of legal conflicts that may arise during the development process. Participants will learn strategies for identifying and addressing legal issues, as well as techniques for resolving disputes and minimizing potential risks. February 6, 13, and 20, 2025


Planning and Approvals is designed to provide participants with the knowledge and skills needed to navigate the planning and approvals process for real estate development projects. Led by experienced faculty members from both the public and private sector, this course covers a range of strategies and processes to lead a project through a successful approvals process.


Throughout the course, participants will delve into the intricacies of the approvals process, including OCP (Official Community Plan) amendments, Rezonings, Subdivision permits, Development Permits and Variances, as well as touching on regional growth amendments, ALR amendments, Heritage Revitalization Agreements and Temporary Use Permits. Each major type of application will be explored including policy issues, political dynamics, technical requirements and the applications and approvals process.


By completing Planning and Approvals, participants will be equipped with the knowledge and skills necessary to understand what type of approval may be needed, as well as to lead a project through the complex procedural landscape of planning and approvals.

Technical Studies provides participants with a good understanding of the various consultants involved in the real estate development process and their role in signing off on projects. Led by industry leaders, this course covers a wide range of lenses through which the approval process is examined, including Geotechnics, Arboriculture, Heritage Consultation, Archaeology, Transportation, Architecture, Civil Engineering, and more!


Participants will gain insights into the importance of engaging consultants in these specialized fields to ensure compliance with regulations and best practices. They will learn about the specific requirements and considerations associated with each area of study.


Throughout the course, participants will explore strategies for effectively collaborating with consultants, managing their input, and integrating their recommendations into the development process. They will also gain an understanding of the potential challenges and opportunities that arise when working with multiple consultants.
