Playa Vist​a is a connected urban community on the Westside of Los Angeles between Marina del Rey and the Westchester Bluffs. West Edge​, developed by Hines in partnership with Affinius and Philena Properties, is a transformative, transit-oriented, mixed-use development situated within the creative heart of West Los Angeles. Opened in 2023, the property is West Los Angeles' preeminent live, work, play, destination.

The project, designed by Gensler, AC Martin, and RIOS, and constructed by W.E. O'Neil, offers 217,000 square feet of creative office space with private landscaped terraces over five floors; 600 apartments—known as The Residences at West Edge—with numerous on-site amenities; 80,000 square feet of curated retail including full-service natural grocer Gelson's, boutique restaurants, wellness and studio fitness options; and a vibrant one-half-acre open-air plaza with al fresco dining.

The 4.8-acre site is the former home of the Martin Cadillac dealership and sits less than one block from the Expo/Bundy Metro station which connects downtown Santa Monica to downtown Los Angeles. It's located within half a mile of the 10 Freeway and within one mile of the 405 freeway, with close proximity to Brentwood, Pacific Palisades, Santa Monica, Venice, and Westwood.

843 N Spring Street​ will be the first building in Los Angeles to utilize a cross-laminated timber (CLT) floor system. This 5-story building employs a hybrid structural system comprised of a wide flange steel frame overlaid with CLT panels, raising the bar on biophilic and low-carbon office design by introducing mass timber to the region on a bold new scale.

Every detail of this building was meticulously considered, from the linear recessed lighting banks running continuously across the floor plates to the concealed conduits and distribution systems buried in the concrete topping for future tenant use. The dramatic 15-foot CLT cantilevered balconies, lush landscaping, and floating staircases within the interior atrium, inspired by the Oneonta Gorge, all contribute to the building's distinctive character. This attention to detail ensures it will be one of the most vibrant and architecturally significant office buildings Los Angeles has seen in many years.

Situated on a sloped site in a dense urban setting, the design revolves around a voluminous, tiered vertical garden that begins at the public plaza level and is accessible from every floor. The design bridges the gap between indoor and outdoor spaces, fully embracing the local climate and maximizing access to daylight, fresh air, and city views. Located at 843 N Spring Street, the discovery of park-like greenspaces in unexpected places creates a unique experience for office and retail tenants, as well as visitors from the neighborhood.
